If you’re living in your home, we’ll tailor the Design Concept to suit your needs and lifestyle. For vacation and short-term rental properties, we’ll design the space for your target market. Services include:
Provide Design Concept to guide the overall look of the property, color palette, furniture placement, and furniture style.
Select materials, including (but not limited to) wallpaper, tile, paint colors and flooring.
Select furniture, art, rugs and décor for the property.
Provide shoppable lists so you can purchase when you’re ready.
For short-term rental owners, we can assist with industry discounts on all items needed to furnish or refresh your STR property.
A Matterport including floor plans of the property are needed.
$150 per hour, typical projects range between $3,500-$7,000

We will work with you to select detail for the home to ensure a cohesive and beautiful design, from tile and wallpaper to fixtures and faucets.
Furniture Selection
We select furnishings with attention to how heavily furniture will get used while working with in your budget.
Shoppable List
We will provide you with a shoppable spreadsheet with links for every selection, allowing you to purchase according to your timeline.
Installation Tips
We’ll provide you with instructions and tips to help with installation, including furniture placement and how high to hang your art.

We have years of experience shopping for furniture in the home staging and interior decorating industry, and we’re here to help guide you in making purchasing decisions for your vacation rental.
We know where to shop based on your budget and we design with your guest in mind. We’ll provide you with a design board and floor plan for each room as well as a shoppable list for furniture, art, rugs, window treatments and more for you to purchase.

YAY! And YES! If your vacation rental is located in the Santa Barbara area, we’ve got your back. We’ll work together to create the a curated look for the home and finalize the design, then do the shopping for you.
On installation day(s), we’ll set up all of the furniture for you. We can even provide towels, dishes, surfboards, cruiser bikes, and more!
If your property is located outside the Santa Barbara area, we recommend working with a local home staging company to provide receiving and installation services.

Every vacation home is unique, and the cost to furnish it depends on the size and location of the property. We believe the furnishings selected should reflect the nightly rate you’d like to charge. For a high-end property charging top dollar, guests expect high-end, designer furnishings.
For smaller or modest properties, we’ll select furnishings reflective of the nightly rate yet still targeted to your ideal guest.
For furnishings, we recommend allocating $17-$20/sqft for modest properties and $30/sqft or more for luxury properties. Our design fees are not included in this estimate and are billed separately.

Great question! With the help of a professionally-created floor plan we are able to draw your property in our design software and determine exactly what size items are needed. We do require that clients hire a Matterport photographer so we get accurate measurements.
